Frequently Asked Questions

What is Home Staging?

The Real Estate Staging Association (RESA, the trade association for professional real estate stagers) defines staging as the preparation of residential or commercial properties for sale in the real estate marketplace. The primary objective of staging is not to decorate, but rather bring the property up to a level that it will appeal to the greatest number of potential buyers that will pay the highest price possible. Professional stagers use their knowledge of design trends, real estate ethics, and property renovation solutions to help the seller achieve their goals.

Why should I stage my home?

Home staging increases the appeal and marketability of a listing. Why does this matter? Even in a seller’s market, home staging often leads to a listing receiving more offers. That can result in offers above asking price, which is a greater return on your investment.

The impression a buyer gets when viewing a property for the first time is the single most important factor in determining whether an offer is made, you get the price you want, or your home simply remains on the market for months.

Staging helps agents and brokers or homeowners maximize the selling price, shorten the days on market and showcase a home or property as move-in ready for buyers.

Why should I spend money on a property I am selling?

For many people, their home is their biggest investment. Investing in home staging supports maximizing the return on this investment. Money spent on home staging goes a long way to help ensure you sell your home faster, and for more. All statistics show that the investment in staging your home is always less than your first price reduction. Buyers are looking for move-in ready homes and will pay more to get this. Home staging is about selling an experience, not just a home.

What should I expect during my in-home consultation?

During the initial consultation I will tour your home/cottage and evaluate the property from a buyer’s perspective in order to compile a detailed plan that suggests updates, layout changes, and staging advice. I will sit down with you to discuss next steps and answer any questions you may have.

You do not need to prepare or declutter before the staging consultation.

Do I need to implement all of the recommendations you make?

No. Everyone has different situations. Time, budget, threshold for stress - all factors that are considered in your decision. Regardless of how much or little you choose to do you will have a written report of the recommendations I believe will get your home the most amount of money in the least amount of time.
